110 West 40th Street is First Building in U.S. to Offer Equiem’s Platform for Robust Tenant Amenities & Enhanced Communication
Adams & Co. Real Estate, a full-service commercial brokerage firm in Manhattan, today announced the launch of an interactive tenant portal at 110 West 40th Street, a 26-story office building in Midtown Manhattan. Adams & Co. is partnering with Equiem, an Australian-based integrated technology and services platform, to develop, launch and operate the portal at 110 West 40th Street, which will act as a full-service concierge for tenants. This venture is Equiem’s first in the United States and will also serve as a pilot program for Adams & Co., which plans to launch the service across its 6.5-million-square-foot New York City portfolio.
Built on Equiem's market-leading platform, and customized for Adams & Co., the portal provides tenants access to a hotel-grade variety of on-demand services, from booking a workout class, ordering lunch and scheduling dry-cleaning pickups, to submitting facility requests and communicating with other tenants. The portal at 110 West 40th Street and future portals at additional Adams properties will be managed by an Equiem-trained Tenant Amenities Manager, who will serve as an on-site concierge for tenants. Additionally, Equiem and Adams & Co. will work together to curate partnerships with local businesses and retailers, like restaurants, office suppliers and childcare facilities, to offer tenants discounts and exclusive access and to products and business services.
“The Equiem Portal at 110 West 40th Street is going to change the way we communicate with our tenants. It will dramatically improve the tenant experience – this system is poised to improve tenant retention and satisfaction and help create new relationships and communities within our commercial properties,” said David Levy, a principal at Adams & Co. “Through this platform, tenants will be able to converse with building management and with each other through an optional tenant directory. For example, a venture capital firm will be able to connect with tech company or a media business in the same building to create a new professional relationship. Eventually, all tenants across our Manhattan portfolio will be able to communicate and access each other’s services.”
The Equiem Portal will open the lines of communication between tenants and building management at 110 West 40th Street, which recently underwent extensive renovations, including the creation of a modern fourth-floor conference center, and at future Adams-managed buildings. Adams will begin to roll out the program district by district; each district is comprised of multiple properties in one geographic area. This strategy affords tenants at select buildings the ability to reserve facilities, like communal conference rooms, at nearby properties through the portal. The first district to launch will be Adams’ Bryant Park district, which includes 110 West 40th Street, 4 Bryant Park, 411 Fifth Avenue, 42 West 39th Street and 231 West 39th Street.

110 West 40th Street is a 26-story, 129,808-square-foot property located on 40th Street between Sixth Avenue and Broadway. The building provides tenants with 24-hour access and was recently renovated to include three new passenger elevators, a new lobby and a state-of-the-art conference center and tenant lounge on the fourth floor, where tenants can reserve conference rooms. 110 West 40th Street is a 10-minute walk to both Grand Central Terminal and Penn Station and is a short walk to the B,D,F,M and 7 subway lines at the Bryant Park/42nd Street subway station.
